What types of property management services do you offer?

We offer two levels of service: Full Service Management and Leasing Only. You can choose to be hands-on or completely hands-off, depending on your preferences. Both options include advertising, tenant placement, lease preparation, and more, with Full Service Management covering ongoing maintenance, rent collection, and detailed financial reporting.

How do you market my property to attract tenants?

We use high-quality property photos and advertise on AtHomeHere.com as well as major rental websites like Zillow. Our team conducts both in-person and self-access showings for qualified leads, and we gather feedback after each showing to optimize your property’s appeal.

How do you screen potential tenants?

Our application process includes income verification, background checks, and rental history collection. We utilize a comprehensive 6-point grading system and consult with you on all qualified applications before final approval.

 

 

Leasing & Onboarding

What is included in your leasing process?

We handle everything from application processing and tenant screening to attorney-approved lease preparation and in-person or online lease signings. We also collect security deposits, facilitate utility transfers, and provide both you and your tenant with all necessary documentation.

How are leasing fees structured?

Our leasing fee is 50% of the first full month’s rent each time a new resident is placed. For ongoing management, our fee is 10% of gross monthly rent. Discounts are available for owners with multiple properties.

 

 

Financial Management

How do I receive my rental income and statements?

Owner payments are processed quickly—typically within four days of a tenant’s move-in. You receive detailed financial reports each month via email, including owner statements, cash flow, expense breakdowns, and more. Our cloud-based owner portal provides instant access to your records and reports at any time.

What expenses or fees should I expect?

In addition to the management and leasing fees, a small owner reserve is held to cover minor repairs, ensuring smooth operations without frequent requests for additional funds. All fees are clearly detailed in your monthly reports.

 

 

Maintenance & Repairs

How is maintenance handled?

Our dedicated maintenance team manages all repair requests, coordinates with vetted subcontractors, and ensures quality work at fair rates. We offer preventative maintenance packages and maintain a 24-hour emergency line for urgent issues. Owners are kept informed about all maintenance activities unless requested otherwise.

Can I use my own contractors?

While we have established relationships with trusted vendors, we are open to working with your preferred contractors if you wish. Please discuss this with our team to ensure proper coordination.

 

 

Owner Support & Communication

How do I communicate with your team?

Our staff is available Monday through Friday, 9:00 a.m. to 5:30 p.m., to answer any questions. The online owner portal also allows you to send messages, access shared files, and contribute capital online.

What if I have questions about my property or account?

You can reach out to our leasing, maintenance, or accounting departments directly. We pride ourselves on transparent, prompt communication and detailed record-keeping for your peace of mind.

 

 

Legal & Compliance

How do you handle evictions and collections?

If an eviction becomes necessary, we manage the process from start to finish, including court filings and collections. Costs are billed to the resident but initially paid by the owner until recovered. Outstanding balances are sent to collections to maximize recovery.

Are you compliant with state and local regulations?

Absolutely. Our team is committed to full compliance with Missouri Real Estate Commission rules and regulations, ensuring your property is managed legally and ethically.
