Our screening process is designed to ensure a safe, positive, and comfortable living environment for all of our residents. Below, you will find a detailed breakdown of our qualification criteria, required documentation, and timeline so you can prepare a strong application.
Qualification Criteria Overview
We evaluate the complete picture of an applicant’s background, focusing on rental history, income stability, background, and credit. Meeting these criteria is necessary for approval; however, approval is not guaranteed even if all requirements are met, especially in situations where multiple applications are received on a property.
Rental History Requirements
A strong rental history is one of the best indicators of a reliable resident. We look for:
- Verifiable rental history with a non-related landlord
- A track record of on-time payments
- No reported issues such as unauthorized residents, unauthorized pets, property damages, or pest infestations
- Proper notice given to previous landlords
- No outstanding balance owed to previous landlords
Eviction Policy: Previous evictions will result in an automatic denial. However, an exception may be possible for evictions over 5 years old if the judgment has been satisfied, strictly at the owner’s or manager’s discretion.
Income & Employment Verification
We want to ensure that your new home is comfortably within your budget. To qualify, you must have the same source of income for at least 12 months, with a verifiable net income of at least 3 times the monthly rent (for example, $1,500/month in net income for a $500/month rental).
Income can be verified through any of the following documents:
- Current pay stub (year-to-date, dated within 30 days)
- 3 months of recent bank statements
- Government award letter
- Retirement proof, support proof, or a job offer letter dated within 30 days
Background Check Policy
As part of our commitment to community safety, we require a clean background with no felony, drug-related crime, or violent act convictions. Non-drug or non-violent felonies may be considered if you provide a letter of explanation, which will be evaluated based on the severity and timing of the offense.
Credit Considerations
Your credit report helps us understand your financial track record. We consider the number of current and paid accounts, late payments, collections, bad checks, and whether your address and employment info matches your application. Bankruptcies will also be noted. A strong credit profile has no late payments or outstanding collections.
Pet Policy
We welcome pets in many of our properties with proper approval! If you are applying with a pet, you will need to provide the following:
- A clear photo of the pet
- Current veterinary records showing age and breed
- Confirmation that the pet is not a restricted or vicious breed
There is a $30 fee per pet to complete the PetScreening profile. All pets require owner approval prior to move-in.
Application Requirements Checklist
To submit a complete application, please ensure you have the following for everyone 18 years or older who will be living at the property:
- Completed application for each individual 18+
- Valid government-issued photo ID
- Proof of income (recent pay stub with name/pay period/YTD, government income proof, retirement proof, support proof, job offer letter within 30 days, or other verifiable income)
- Application fees (non-refundable)
- Pet information, if applicable
- Rental history from your current landlord
An application is not considered complete until all applications, fees, income proof, pet info (if applicable), and current landlord rental history are received by our team.
Fees & Timeline
Our application fees start at a minimum of $35. The total cost may increase per person based on the complexity of the application and can be as high as $100. All application fees are non-refundable.
Once we receive your complete application and all required documentation, our team works diligently to review everything. You can generally expect an approval decision within 24 to 48 hours minimum.
Exception Policy
We understand that life circumstances can sometimes complicate a standard application. If you do not meet one or more of the qualification criteria, exceptions may be possible—such as adding a co-signer, providing a larger security deposit, or prepaying rent. All exceptions are granted strictly at the owner’s discretion. Please note that meeting the criteria does not guarantee approval, especially when multiple applications are being considered for the same property.
