Understanding Pet Allowances by Property
We understand that your pets are part of the family. However, pet policies vary from property to property based on individual property owner preferences. When browsing our available listings, it is essential to check the property description for specific pet designations.
- No Pets Allowed: If a listing states “No Pets Allowed,” the property owner is firm in this policy and will not allow pets under any circumstances.
- Some Pets Allowed with Approval and Pet Fee: If a listing states this, the owner is open to considering pets. Please note any specific age and weight requirements listed on the property. For example, some properties may require dogs to be under 35 lbs or under 18 inches in height, with fees starting at $25 per month per pet. Keep in mind that this designation means pets are considered, but it does not guarantee your pet will be approved.
You must always get your pet approved before bringing the animal into your home.
How to Get Your Pet Approved
All residents looking to bring an animal into their home are required to complete a profile on athome.petscreening.com. This secure third-party platform helps us review your pet’s information fairly and consistently.
During the application process, you will also need to provide the following for your pet:
- A clear photo of the pet
- Current veterinary records showing age and breed
- Confirmation of no vicious breeds
There is a $30 one-time fee per pet to complete the PetScreening profile. All pets require owner approval prior to move-in.
Service Animals and Emotional Support Animals
We fully comply with all Fair Housing laws regarding Service Animals and Emotional Support Animals (ESAs). However, it is critical to understand that a Service Animal or ESA is considered a pet until the proper documentation has been submitted and approved.
To properly register your Service Animal or ESA, you must:
- Submit documentation of the disability-related need to our office.
- Sign a Service Animal / ESA addendum to your lease.
Once this process is complete, there is no cost for ESA and Service Animal profiles on PetScreening. Until the documentation and addendum are fully executed, the animal cannot reside in the home.
Planning for a Future Pet
If you are thinking about getting a pet after you move in, it is incredibly important to let us know up front during the application process. Many property owners will not approve a pet after the lease has been signed and the application process is complete. Being transparent about your future pet intentions ensures we can match you with a property where your future furry friend will be welcome.
Unauthorized Pets
Bringing an animal into your home without prior approval is a serious violation of your lease. If an unauthorized pet is found in your home, you will be subject to an $800 unauthorized pet fee. Additionally, having an unauthorized pet may result in eviction proceedings. To avoid these severe consequences, always complete the PetScreening process and receive formal approval before bringing any animal onto the property.
